Popcorn, stucco or stipple: same ceiling, different names

Many Ontario homeowners call it a stucco ceiling. Others say popcorn or stipple, and all three names describe the same sprayed-on texture.

It was popular for years because it hid small flaws overhead. Today it traps dust, shows water stains and can make a bright room feel dated.

Looking for help with stucco on outside walls? Our Exterior Stucco Repair page covers that work.

Asbestos comes first

Textured ceilings in older homes can contain asbestos, and a lab test is the way to find out.

Health Canada says that before 1990, asbestos was mainly used to insulate and fireproof buildings and homes. It advises hiring a professional to test for asbestos before remodelling.

If a test finds asbestos, Health Canada advises hiring a qualified asbestos removal specialist to remove it safely. That is why testing belongs before any scraping or sanding.

Our guide, Do Popcorn & Stucco Ceilings Contain Asbestos?, explains how testing works and what a positive result means.

How popcorn ceiling removal works

Every ceiling is a little different, but the job follows the same order.

  1. We cover the floor, seal doorways with plastic and protect anything that stays in the room.
  2. A test result should show the texture is clear before any scraping starts.
  3. Misting the texture with water softens it, so it scrapes off in sections.
  4. Next come repairs to loose seams, cracks or damaged board underneath.
  5. A skim coat of joint compound fills scrape marks and low spots.
  6. Sanding follows, with dust kept inside the covered room.
  7. Primer and paint finish the ceiling when they are part of your quote.

Your quote names the finish we plan for the ceiling, so you know what to expect under your own lights.

Painted-over popcorn ceilings

Paint seals the texture, so water can’t soften it as easily. That makes scraping slower, and some painted ceilings come off in patches.

When scraping isn’t practical, a skim coat over the texture can still give you a smooth ceiling. You’ll know which approach suits your ceiling before work starts.

Repairs found during removal

Old texture often hides loose tape seams, nail pops and water stains. You’ll hear about each one, with its price, before any extra work goes ahead.

For bigger problems, like a sagging section or leak damage, see our Drywall Repair page.

Popcorn ceiling removal in condos

Many older condo buildings have stucco ceilings, and each building sets its own rules for noisy, dusty work.

Before booking, we plan around the service elevator, allowed work hours and quiet times with you. Dust and debris stay out of shared hallways.

How pricing works

Every quote we send is free and itemized.

Text us 2–3 photos for a faster quote.

What changes the price

  • Room size
  • Painted or unpainted texture
  • Ceiling height
  • Repairs needed underneath
  • The asbestos test result
  • Furniture to move

Room size, ceiling height and repairs underneath affect the price. A bare ceiling and a smooth, painted ceiling involve different work. You’ll get a clear, itemized price before any work starts.

Your quote lists every item before work starts.

What's included

  • We check your ceiling texture and look for visible stains or cracks before planning removal.
  • Your itemized quote shows both room protection and texture removal.
  • The quote separates crack repairs, skimming, primer and paint, so you know which finishes are included.

Your questions, answered

Does my popcorn ceiling have asbestos?

It might, especially in a home built before 1990, and only a lab test can tell you. Health Canada advises hiring a professional to test it before remodelling. If the test finds asbestos, it advises hiring a qualified removal specialist.

Can you remove a painted popcorn ceiling?

Yes, though paint makes the texture harder to soften and scrape. Some painted ceilings come off slowly or in patches. When that happens, a skim coat over the texture can be the better route to a smooth ceiling.

How much dust is there?

Scraping and sanding make dust, so we contain the room first. Plastic seals the doorways, and the floor and anything left in the room stay covered. We clean up before you use the room again.

Do I need to leave the house?

Usually not, as long as you can stay out of the room we are working in. The work area stays sealed off from the rest of your home. Tell us about pets or young children, and we’ll plan around them.

What’s the difference between popcorn, stucco and stipple?

All three names describe a sprayed or textured ceiling finish. Many Ontarians say stucco ceiling, while popcorn is the common name elsewhere. Stipple is another local name for the same kind of texture.

Can you skim coat over it instead of scraping?

Yes, a skim coat can cover the texture and leave a smooth ceiling. It suits painted texture that won’t scrape cleanly. You’ll see both options in your quote before deciding.
